Hole Mill is an exclusive-use wellness retreat venue in Branscombe, Devon — with a 3 m-deep cold organic swimming pond, a wood-fired hot tub, a glass-roofed dining hall that doubles as a yoga space, and 2 private acres of valley with no neighbours in sight.

Hot/cold contrast is one of the oldest wellness practices in the world — but most retreat venues can only offer one half of it. Hole Mill has both, on the same lawn. Plunge into the 3-metre-deep cold swimming pond at dawn, soak in the wood-fired cedar hot tub at dusk, repeat. The valley is so quiet you can hear the stream from the dining hall.

Yoga teachers, breathwork facilitators, women's circles and friend groups doing their own DIY retreats all use Hole Mill the same way: the glass-roofed dining hall becomes the practice space, the pond becomes the focal point, and the two acres absorb 12 people without anyone needing to wait their turn.

Cold pond, year-round

A 3 m-deep spring-fed organic swimming pond — chemical-free, 5–22 °C through the year. Open from dawn, every day of your stay.

Wood-fired cedar hot tub

Handcrafted cedar tub on the back lawn, lit on request by the host. Seats 6–8. Comfortable contrast cycles right next to the pond.

Glass-roofed practice space

The 2024 dining hall has a fully glazed roof and underfloor heating — a beautiful space for sunrise yoga, breathwork, sound baths or somatic work, sized for 12.

No light, no noise

Hole Mill sits at the bottom of a hidden valley with no through traffic and almost no light pollution. Starlit hot tubs and dawn pond swims with only the birds for company.

Stream, meadow & woodland

2 private acres of walking-meditation territory — woodland paths, a clear stream and wildflower meadows. The valley acts as a natural sound buffer.

Exclusive use for 12+

No other guests, no front desk, no shared spaces. Your group runs the property for the length of your stay.

The cold pond and the wood-fired hot tub sit 30 metres apart on the back lawn. Cold-water immersion, breathwork, hot soak, cold again — the loop most retreats have to construct artificially is built into the property here. The host lights the hot tub fire on arrival; firewood is provided for top-ups every day of your stay.

The 2024 glass-roofed dining hall measures roughly 8 × 6 metres with underfloor heating and a full wall of garden-facing glass. Push the table aside and you've got space for 12 mats in a comfortable grid. Sonos speakers for sound, dimmable lighting for evening practice, and the pond visible from the doors.

Self-catering, so you control the menu — or book Nina Groves (Private Chef Devon), who cooks on-site at Hole Mill for retreat groups and knows the kitchen well. Starlink WiFi is fast enough for hybrid streaming. We're 25 minutes from Honiton mainline station for guests arriving by train. And we'll happily take a holding date while you decide.

The property was in a quiet valley where we could walk in shade on a hot Bank Holiday weekend. The pond had newts and dragonflies and was a wonderful place for the children to see nature. Is there a dedicated yoga / practice space?+

Yes — the glass-roofed dining hall (~8 × 6 m, underfloor heated) doubles as a beautiful practice space, comfortably fitting 12 mats. There are also Sonos speakers and dimmable lighting throughout.

Can the pond be used for cold-water immersion year-round?+

Yes — the pond is unheated and open every day of the year. It runs 5–12 °C in winter and 15–22 °C in summer, with a wooden diving jetty and a paved shelving entry. Dedicated cold-water swimmers use it through the winter; many retreats schedule dawn dips followed by breathwork.

Can you arrange catering for a retreat?+

We don't cater in-house, but we recommend Nina Groves (Private Chef Devon), who regularly cooks for retreat groups at Hole Mill — vegetarian, vegan and gluten-free menus are her speciality. What's the practical capacity for a retreat?+

Hole Mill sleeps 12+ overnight in real beds (5 ensuite bedrooms). Practical retreat capacity is 10–12 participants plus 1–2 facilitators sharing rooms. For day-only retreats we can host larger groups — please ask.

How do guests get there by train?+

Honiton (direct from London Waterloo, ~3 hours) is the nearest mainline station, 10.5 miles / 25 minutes by taxi. Exeter St Davids is 23 miles / 40 minutes. Most retreat groups co-ordinate a single taxi run from the station; we can recommend reliable local drivers.
