Bookings

Bookings are confirmed upon receipt of payment. A deposit of 25% is required to secure the booking, with the balance due 8 weeks before the check-in date. For bookings made within 8 weeks of check-in, the full amount is payable at the time of booking.

Cancellation Policy

• Cancellations more than 8 weeks before check-in: deposit forfeited
• Cancellations less than 8 weeks before check-in: full payment forfeited unless re-let
• We strongly recommend travel insurance

House Rules

• Maximum 12 guests overnight
• Check-in from 15:00, checkout by 11:00
• No shoes inside the house
• Pets welcome in utility area only; dogs not permitted in the pond
• No suncream in the organic pond
• No smoking inside the property
• Quiet outside after 11pm

Swimming Pond

Swimming in the organic pond is entirely at the guest's own risk. The water is cold (cold shock risk) and 3 metres deep in the centre. Dogs are not permitted in the pond. Guests are responsible for supervising children near the water at all times.

Damage

Guests are liable for any damage caused during their stay beyond normal wear and tear. The hot tub lid, in particular, must be handled with care — any damage will be charged at replacement cost.
